What type of property is eligible to be marketed through
Waterside Properties Direct?
Your property must be ‘waterside’ – that is adjacent to, or
overlooking the sea, a beach, marina, river, lake, canal or
reservoir.

Where can my UK
waterside property be located?
If the property is in the UK,
however, it must also be OUTSIDE the
‘catchment areas’ of Waterside Properties’ south coast
offices. If the property has one of the following postcodes
you may fall under a local Waterside Properties office
jurisdiction: BN, TN, SO,
PO, BH and DT.
If your property is INSIDE one of these catchment areas,
please call your closest office who will be happy to
offer you our full estate agency service.

My property is overseas. Can I market it with Waterside
Properties Direct?
Absolutely. As long as you’d call it ‘waterside’ we’d love
to have it on board, wherever it is. We kindly request that
you translate its local price into Sterling, as most of our
buyers are UK-based and it makes it easier for them to
compare properties. If the exchange rate between Sterling
and the local currency drastically changes, don’t forget to
update the price accordingly.

I have my property with an estate agent currently. Can I
advertise it on Waterside Properties Direct as well?
As Waterside Properties Direct is not an estate agency
service as such, but a property listing service, the answer
will normally be yes. However, it does depend on the type of
contract you have with your agent, and we strongly recommend
that you check your contract first.
The most common types of contract are:

Sole agency – in most cases if you find your buyer through
us, you would NOT be liable to pay your estate agency a
commission.

Multiple agency – in most cases if you find a buyer through
us, you would NOT be liable to pay an estate agency a
commission.

Sole selling rights – in most cases if you find your buyer
through us, you WOULD be liable to pay your estate agency a
commission.
Please remember, the above is given only as a general
guideline and it is important to carefully check the terms
and conditions of any estate agency agreement you currently
have in place BEFORE you list your home with Waterside
Properties Direct.

Where will my property be advertised?
Your property will be advertised on
our website www.watersidepropertiesdirect.co.uk
This website is
then promoted in the following ways:

Online – on Rightmove, Propertyfinder and Findaproperty.
These sites are then promoted on a range of other well-known
sites, like AOL, Orange, Yahoo.co.uk, Timesonline, Tiscali,
Upmystreet, Homesandproperty.co.uk and Thisislondon.co.uk.

On Google – we also spend a great deal of time, effort and
money ensuring our website is well placed on the UK’s and
the world’s most popular search engine.

In the
Press – in national newspapers such as the Sunday
Times and the Telegraph, and also in the boating magazines
(boaty people LOVE houses by the water!) like Motor Boat and
Yachting and Motor Boats Monthly.

At the
Boat Shows – one thing we’ve learnt since Waterside
Properties started way back in 1987 is just how attractive
waterside homes are to boaters. That’s why we have prominent
stands at the two biggest boat shows in the UK – London and
Southampton.

What happens if a buyer wants more information about my
property, or wants to view it?
They will be able to contact you direct by email or phone,
to ask you any questions, and to arrange a convenient time
for them to come and view.
Prospective buyers may well want to view your property a
number of times. If they are then seriously interested and
wish to make an offer, they’ll do so directly with you.
Please Note: At the first point of contact your email
address will not be displayed to the buyer, but you can
choose to display your phone number if you wish.

Where do we stand with the Property Misdescriptions Act?
“The Act does not apply to statements made directly to
prospective purchasers by private individuals…”

This means that private sellers are legally free to describe
their property how they like.
However, we strongly recommend and encourage you to ensure
that that your property description is as accurate as
possible, without false or misleading statements.
We recommend this for several reasons: it is morally right
to do so, and we believe not in your long-term best
interests to mislead potential buyers.

What if I want to change my property’s price or description?
You will have a secure user-name and password, which will
enable you to update your property listing as and when you
like.

Will my property require a Home Information Pack?
As 14th December
2007, it is a legal requirement for sellers of all
residential properties in England and Wales placing their
homes on the market after that date to make a Home
Information Pack (HIP) available to prospective purchasers.
It is illegal to
market your home without a HIP, if one is required under the
current legislation.
